Gym Floor Refinishing: Courts and Studio Floors
Most wood sports floors are hard maple, and they follow the care rules of the Maple Flooring Manufacturers Association (MFMA). The work splits into a yearly coat, a full sand every decade or so, and the smaller studio floors that sit somewhere between a gym and a house.

Maple Court Sand, Line and Finish
A full resurfacing takes every layer of finish and every game line down to raw wood. Split boards and damaged spots get repaired, then the floor is lightly sanded, sealed, lined and finished again in the same order as a new floor.
- Usual interval: every 8 to 12 years (the MFMA's lifecycle sheet gives 8 to 10 for complete resurfacing)
- Bid example: $1.14 to $2.30 per sq ft for sand, seal and basic basketball and volleyball lines
- Wear life: a 25/32 in floor normally allows 4 to 6 sandings; sanded about once a decade, it can give 50 to 70 years
The MFMA puts much of a floor's life in the sander's hands.
Annual Screen and Recoat for Gyms
The yearly job is lighter. The floor is cleaned thoroughly, then a buffer with a fine screen abrades the old finish so the new coat bonds, then dust is tacked off and one coat goes down. Steel wool is out if the new coat is water-based. On the same bid sheet, this ran $0.26 to $0.95 per sq ft. The general limits of recoating are on Screen and Recoat.

Dance Studio Wood Floors
Dancers turn and slide where players sprint, so grip is the thing to settle with the refinisher. Ask for the finish's data sheet and any friction rating it lists, and try a sample area in the shoes your classes wear before the whole room is coated. Wax and other residues have to come off before a recoat will bond.

Yoga and Pilates Studio Floors
Here the floor wears less and suffers from what sits on it. The MFMA warns that mats left on sports floors for long periods can discolor the wood and trap moisture. Store mats on racks between classes, and in a heated room keep indoor humidity inside the MFMA's 35 to 50 percent band. Our pick for a room people lie on is a low-sheen finish.

Why Torrance homeowners call Torrance Wood Flooring
- Free to call or use the form; the referral costs you nothing
- Your request goes to one independent contractor, not a bidding list
- Ask for a moisture reading and a written line-item estimate
- California caps the down payment at 10% or $1,000, whichever is less
Gym Floor Finishes and the South Coast VOC Limit
Wood floor coatings used here fall under South Coast AQMD Rule 1113, which caps them at 275 g/L of VOC (the full rule is on Hardwood Floor Finishes). That matters on gym floors because some long-standing gym finishes were made for the federal limit, not California's. One MFMA-approved oil-modified product's data sheet lists 445 g/L and says it is "VOC compliant in federally regulated areas only." Ask which finish is proposed and check the VOC figure on its data sheet before the job is booked.
Before the Gym Floor Closes: Things to Check
HVAC on
Keep the system running through the work and the cure. The MFMA warns against long ventilation shutdowns.Weather
One gym finish's data sheet says not to apply it above 80% relative humidity, and cool, damp air stretches dry times.Wear left
Ask how much wear surface remains before agreeing to a full sand.Scrubbers and mats
Retire water-using power scrubbers on maple and lift stored mats.Line layout
Confirm which courts and colors get painted before the seal coats go on.
