Screen and Recoat Options for a Worn Finish
A recoat renews the finish layer and leaves the wood alone. The NWFA's magazine is blunt about the limit: dents, gouges and scratches stay in the surface and can look more obvious under the new coat. These are the four jobs that fall under this service.

Screen and Recoat: Abrade, Then One New Coat
The finisher cleans the floor, runs a buffer or multi-head sander with a fine screen or pad over the old finish so the new coat has something to grip, does the edges by hand with the same abrasive, vacuums and tacks, and coats. Fixr says screening only works on a non-waxed polyurethane finish over wood that isn't damaged or stained.
- Abrading pass: the whole floor, with the grain
- New coat: one, unless you ask for more (HomeGuide lists extra coats at $0.50 to $1.75 per sq ft)
- Dry to the touch: 2 to 3 hours on one waterborne data sheet

Deep Clean Before a Recoat
Cleaning comes before any test or coat, with a cleaner the finish maker recommends, and grime has to come out of bevels, gaps and knots too. Fixr prices a hardwood cleaning service at $0.60 to $1 per sq ft and notes that sometimes a hard cleaning alone gets a floor looking good enough. If cleaning brings the shine back, you may not need the coat yet. It's also the cheapest way to find out what's really on the floor.

Rental Turnover Recoats
Between tenants, a recoat brings back the shine on a floor that's dull but not worn through, without the days a full sand takes. One waterborne finish allows walking after 24 hours, with rugs back only after it fully cures (more on cure times). Book it right after move-out cleaning and ahead of the walk-through. Recoating on a schedule, before traffic lanes wear through, is what keeps a rental out of the full-sand cycle. Scheduling across several units is covered on Commercial Hardwood Flooring.
When a Recoat Won't Bond: Wax, Polish and Factory Finishes
New finish won't stick to some old surfaces. The NWFA magazine lists the checks:
- Paste wax: mineral spirits on a white rag turns yellow or brown, or water drops leave white spots after about 10 minutes. A waxed floor is best rewaxed, not recoated
- Acrylic "shine" polish: ammonia drops turn milky white in about 2 minutes. The polish has to come off completely first
- Teflon-infused factory finishes: a permanent marker wipes right off. These can't be recoated
- Hard factory finishes and beveled boards: screening may not reach or scratch them, so a chemical adhesion system from the finish maker is used instead
After a test coat, an X-cut tape test shows whether it held. Finish makers' data sheets say the same: the floor must be free of wax, polish and oily residue before a recoat. Prefinished engineered floors have their own page: Engineered Hardwood Refinishing.

Why Torrance homeowners call Torrance Wood Flooring
- Free to call or use the form; the referral costs you nothing
- Your request goes to one independent contractor, not a bidding list
- Ask for a moisture reading and a written line-item estimate
- California caps the down payment at 10% or $1,000, whichever is less
Screen and Recoat Prices and Drying Time

| Buffing or screening | $1 to $2.50 per sq ft (Fixr) |
| Screen, buff and recoat | $2 to $5 per sq ft (HomeGuide) |
| Cleaning service | $0.60 to $1 per sq ft (Fixr) |
| Extra coat | $0.50 to $1.75 per sq ft (HomeGuide) |
With no stain and a single coat, the schedule is mostly drying. Feet can go back on most waterborne finishes the next day, but furniture, rugs and full use wait for the cure; how long each finish type takes is on Hardwood Floor Finishes.
Signs a Floor Has Gone Past a Recoat
HomeGuide says a recoat suits floors in good condition only. The floor needs a full sand instead when:
- Traffic lanes have worn through the finish to bare, grayed wood. A recoat over them takes differently and stays visible
- Scratches go into the wood, not just the finish
- There are stains or damage under the finish
- The boards are cupped; a recoat leaves them cupped
For any of those, see Hardwood Floor Refinishing.
